Property-market data glossary
Plain-English definitions for the terms used across Carucate. They explain aggregate market evidence; they do not turn it into an individual-property valuation.
- Aggregate area
- A geography summarised as a group, such as a postcode district, town/city, local authority, region, England or Wales. It is not an individual property or address.
- Data currency
- The latest eligible market period included in a figure. It is different from the date a page or Brief was generated.
- Eligible sale
- A standard residential recorded sale that passes Carucate’s price, geography and data-quality rules. It is not an asking price or a valuation.
- EPC linkage coverage
- The share of eligible recent sales that can be confidently linked to a recorded EPC floor area. It is a coverage measure, not a claim that every local property has an EPC.
- Floor-area consistency
- Aggregate evidence from repeat EPC records showing how closely recorded floor areas agree for the same dwelling. It describes recorded-data consistency, not physical measurement accuracy.
- Median price
- The middle eligible recorded sale price in a group. Half of the included sales are above it and half are below it.
- Median £/m²
- The median sale price per recorded square metre for eligible sales with sufficient confident EPC floor-area linkage. It is withheld where the evidence gate does not pass.
- Null, unavailable or withheld
- Not zero. A figure may be unavailable because the source does not support that geography, or withheld because the aggregate does not meet its publication gate.
- Published area
- An aggregate geography that currently meets Carucate’s publication criteria. This is the only geography available through public pages and the Professional API.
- Recorded sale
- A transaction recorded in HM Land Registry Price Paid Data. It is not a live listing, completed valuation, property appraisal or comparable-sales schedule.
- Rolling 3- or 12-month median
- The median of all eligible sales in the exact preceding three- or twelve-month window for that period. It is not an average of monthly medians.
- Trailing 24 months
- The most recent two-year window ending at the stated data currency. Carucate uses this for current market headlines and market-structure measures.
- Property-type publication gate
- The separate evidence threshold applied to detached, semi-detached, terraced and flat/maisonette slices. A district can be published while a thin property-type slice remains withheld.
- Flood-screening context
- An aggregate count based on postcode centroids and published flood zones where available. It is not a property flood-risk result, insurance assessment or statement that risk is absent.
